Towards a new model of Co-Living: Lombard social, senior and student housing projects at Mipim

Important development potential for Living in its "alternative" forms! Following the crisis that Covid19 has brought to the real-estate sector, new strategies for asset allocation are emerging among national and foreign investors such as Co-Living and Multifamily revised in the common areas. The Lombardy Region, together with Unioncamere Lombardia and Invest in Lombardy - Promos Italia, presents five projects on social housing: Senior Living, Student Housing and Rsa- an asset class whose demand is growing both due to the increase in student mobility, whose current offer of accommodation facilities covers only 3.3% of the demand in Italy, and due to a tendentially growing longevity made up of a population of about 16 million over 65s.

This is why the Municipality of Bellano (LC)- with the idea of giving life to a social housing experience that responds to different levels of the population: precarious workers, young couples and families in difficulty-  presents the building renovation of the "Former Collegio Giglio", a historic structure that for many years has dealt with hospitality creating opportunities for well-being and enhancing its location in a mountain context surrounded by nature, but at the same time served by public transport and easily accessible roads, a opportunity for a rebirth of social and economic requalification for a village with precious naturalistic potential. Same intended use that of the intervention proposed by the Municipality of San Giacomo delle Segnate (MN) with the enhancement of a historical, architectural and environmental context of great value such as that of "Villa Arrigona", dating back to the first half of the 1600s, where it is expected the construction of a residential complex for the elderly, single people, couples, or small families.

Also the Municipality of Sant'Alessio con Vialone (PV) with the construction of the "Biovillage for people over 65", with the possibility of adding student residences, foresees new small and medium-sized houses, to be built according to the dictates of bio-architecture with centralized services (laundry, TV, hobby workshops, dining room and kitchens, area to be used as vegetable gardens and gardens), as well as a gym, swimming pool, library and multi-specialist medical clinic, also open to non-residents.

Another socio-health intervention is the one proposed by the Municipality of Madignano (CR) and aimed at the construction of a new "Health and Assistance home for the elderly" with 125 available beds and a protected roof garden and outdoor public parking with 39 parking spaces. 

Finally, the Municipality of Torre de' Busi with the Borgo Nuovo project. The Project consists in the retrieving of an historical building named 'Fracassetti’s Palace ' located inside the 'Casarola ' village, as well as the construction of two new buildings. The Project will give the opportunity to use the historical building for residential purposes rather as a hotel or a multi-building hotel. The Project could also involve other buildings located inside or nearby the village.
