The project will be located within the area designated as AdT19, subject to the approval of an implementation plan. The land use designation in the Government Plan provides for a hotel use over a total area of 11,400 square meters and an agricultural use over an area of 27,800 square meters. The Gross Floor Area (GFA) amounts to 4,500 square meters for hotel facilities and 3,482 square meters for agricultural structures, which will be used exclusively for the storage of products such as oil and wine, and for the sale of food and wine products typical of the Valtenesi region. The project involves the construction of a building consisting of four stepped terraces, each with a height of 3.70 meters. The area designated for agricultural activities has already been the subject of a project approved through the SUAP (One-Stop Shop for Productive Activities) procedure.
Polpenazze del Garda is an Italian municipality with 2,720 inhabitants, located in the Province of Brescia, in the Valtenesi area near Lake Garda. It is primarily known for the production of Valtenesi wine and Garda olive oil. In a valley area in the western part of the municipal territory lies the Lake Lucone pile-dwelling site, which in 2011 was included in the UNESCO World Heritage List. Polpenazze is situated on the western shore of Lake Garda and is one of the seven municipalities that make up the Valtenesi. The area is characterized by hilly terrain and is therefore predominantly agricultural. The typical crops are vineyards and olive groves. The main grape variety is Groppello, followed by Marzemino, Sangiovese, and Barbera. Polpenazze is the leading producer of olive oil in the Valtenesi. Also well known is Picedo, the largest hamlet of Polpenazze del Garda.
