The Bosco del Lusignolo Resort Project foresees the development of an innovative tourist and hospitality complex set within a natural environment. The intervention is conceived with the aim of enhancing the existing landscape and promoting a sustainable, low environmental impact model of hospitality, strongly integrated with the surrounding forest and the adjacent artificial lake, which hosts sports and recreational activities, particularly water skiing.
The complex will include 11 villas and a multi-functional hotel facility, designed to harmoniously blend into the woodland landscape and accessible both from the parking area and the network of cycling and pedestrian paths along the lake. The core idea of the project is to create a place where nature becomes the protagonist of activities and experiences focused on well-being and “green therapy,” offering guests the opportunity to enjoy regenerative stays in close contact with the natural environment.
Planned amenities also include a wellness area, a relaxation lounge with lake views, a conference room, and a restaurant overlooking the water, capable of serving both guests of the facility and external events or initiatives.
The entire intervention will be designed in accordance with the principles of universal accessibility, ecological quality, and urban quality, with particular attention to landscape integration, environmental sustainability, and enhancement of the site’s natural features.
San Gervasio Bresciano is a municipality in the province of Brescia, located in the heart of the Lower Brescia area, in a territory characterized by agricultural landscapes and a strong rural tradition. The town has just over 2,500 inhabitants and is noted for its high quality of life and a dynamic and cohesive social fabric.
The local economy has historically been linked to agriculture and artisanal activities, complemented in recent years by small production and service enterprises. Thanks to its strategic position in the Lombard plain, the municipality is part of a territorial context that is economically and infrastructurally active.
Today, San Gervasio Bresciano represents a community that values its environmental and rural heritage while simultaneously promoting local development and innovation initiatives.
The areas involved in the project are classified in the current PGT partly as Transformation Area ATr-T01 for tourism-residential development and partly as areas for public services and public use connected to the water-ski lake. The intervention foresees an urban planning amendment via the SUAP procedure, aimed at a partial relocation of the ATr-T01 area: the northern portion will be transferred to the area currently occupied by the lake, which will still retain its designation for services, while the functions and volumes originally planned will be redistributed between the original area and the zones affected by the reshaping of the lake. An application has already been submitted to the One-Stop Shop for Productive Activities (SUAP), which has initiated the procedure to verify subjectivity to Strategic Environmental Assessment (SEA). The implementing entity will have to cede 1,632 sqm of land for urban standards, while 1,190 sqm will be monetized, with compensation through the execution of external works. The operation also includes a land exchange between public and private entities without financial adjustment, through the swap of equivalent surface areas.
