A building development on the site in question could trigger a broader urban regeneration process, leading to the creation of a multifunctional district that serves as a link between the surrounding land uses: productive areas to the north and west, tertiary functions to the west, residential areas to the south and east, commercial functions to the northwest, and the important educational hub located across the Nuova Vigevanese. This new district could be integrated with spaces dedicated to multifunctional facilities for cultural, recreational, and musical aggregation and development, as well as with a park and urban gardens. The intervention should also be completed with a railway overpass and a cycle-pedestrian connection to the Ex Burgo area and to the recently built pedestrian and cycle bridge over the Naviglio, of which it would represent a natural extension, along with a possible overpass across the Nuova Vigevanese to link the major educational facilities. The extension of Metro Line 4 (MM4) to the municipality of Corsico would be a highly desirable completion.
The following functions are excluded: residential; manufacturing production for unhealthy activities of class I or II; logistics and road haulage; open-air material depots; waste storage, treatment and recovery; gambling for profit.
