Project

HousingS to Live

Via Monte Grappa, 23 - 20812 - Limbiate (MB)

Description

The construction of Student Housing and Senior Housing is expected at the Mombello complex in Limbiate. The sector, as a whole, is spread over an area of 44 hectares and sees the presence of partially abandoned buildings built between the end of the 19th century and the beginning of the 20th century used as a hospital structure as well as the ancient Villa Crivelli dating back to the 14th century. The redevelopment of a pavilion is planned for the creation of a student residence for 108 students as well as service spaces. The residences for the elderly will be built through the restoration of the villas originally intended for doctors, for 60 users.

Competitive advantages

To be evaluated based on the implementing project proposal.

Competitive advantages
  1. Proximity to Parco delle Groane:
The Parco delle Groane offers a natural and tranquil environment, which could contribute to creating a pleasant and healthy atmosphere for both students and the elderly. The proximity to green spaces can enhance the quality of life and promote an active lifestyle.
  2. Proximity to the LIPU Protected Oasis:
The presence of a protected area by LIPU (Italian League for Bird Protection) could represent an added value, offering opportunities for outdoor activities, birdwatching, and a direct connection with nature for both target groups.
  3. Accessibility to Public Transportation:
The possibility of reaching important city centers such as Milan and Monza, as well as their respective university campuses, within an hour by public transportation makes the area easily accessible. This connectivity could attract both students and the elderly who seek easy access to services, cultural centers, and medical facilities in nearby cities.
  4. Growing Market Demand:
The increasing demand for student housing and elderly residences, given the aging population and the growing number of university students, suggests a growing market for both types of accommodations.
  5. Social and Intergenerational Benefits:
The cohabitation of university students and the elderly can create an intergenerational environment, encouraging the exchange of experiences and knowledge, fostering a sense of community, and mutual support.
  6. Potential for Social and Cultural Initiatives:
The area could be an ideal location for social and cultural initiatives, such as workshops, artistic events, and volunteer activities, promoting active engagement of occupants with the community.
  7. Benefits to the Local Community:
The investment can generate local economic benefits, for example, through job creation or the development of services and commercial activities associated with the project.
  8. Possibility of Redevelopment and Restoration:
The former asylum could benefit from a redevelopment process that preserves its historical value while creating modern and functional environments. - Historical value also derives from the presence of Villa Pusterla dating back to the Napoleonic period and the adjacent chapel where the wedding of Paolina Bonaparte took place.
