Zona B4

The area is regulated by the PGT “Piano delle Regole” as zone B4 – Productive completion, subject to direct building intervention with the possibility of renovation, extension, and new construction. Several main land uses are permitted, either alternatively or in combination, along with complementary uses up to a maximum of 20% of the total floor area (SLP). A warehouse of 2,000 sqm currently stands on the site, in good condition, with an internal height from floor to the truss beam of 6.4 m and 8.7 m at the ridge. The warehouse features: Load-bearing structure in prefabricated reinforced concrete Corrugated roof with underlying thermal and acoustic insulation Walls in concrete and expanded clay, with external gravel cladding Industrial concrete flooring, 15 cm thick for 1,000 sqm; the remaining area is not paved Four insulated metal sliding doors, each with an incorporated pedestrian access door Continuous double-glazed windows on the sides of the building, partially openable Six windows and a door with aluminum frames and double glazing Lighting system: six internal light fixtures and one external, currently not connected to the electrical grid; the entire roof is corrugated with underlying thermal-acoustic insulation in good condition
