Two investment opportunities had been submitted by the Municipality of San Pellegrino Terme as part of its participation in the AttrACT programme: the “Grand Hotel Monumental Complex”, a 18,470 sq m brownfield site, and the “Campus Paradiso”, a site covering 24,500 sq m of land area. Both sites are publicly owned.

With regard to the AttrACT programme, the initiatives implemented include the redevelopment of the areas surrounding and serving the Grand Hotel, in particular the mini-golf course, as well as the development of a strategic marketing plan, including an assessment of the activities required to complete the redevelopment of the Grand Hotel.

As regards the two investment opportunities, the procedure concerning the Grand Hotel in San Pellegrino Terme was completed with the award of the public tender for the granting of a surface right over the building and the related area. The concession, granted for a period of 99 years, is aimed at completing the restoration works and subsequently managing the monumental complex.

Similarly, a public tender procedure was carried out for the Paradiso Area and was concluded with the granting of a surface right over the site to a private operator, with the aim of redeveloping the area and subsequently managing and maintaining the complex.

Why invest in San Pellegrino Terme?

As a tourist destination, San Pellegrino Terme is primarily characterised by its strong association with water, both through its thermal spa heritage and its internationally renowned bottled mineral water.

Located in the Brembana Valley, San Pellegrino Terme is also an attractive destination for visitors seeking sports and nature-based experiences, particularly skiing, as well as destinations where wellness and culture can be combined. The town is especially renowned for its extensive Art Nouveau architecture, which evokes the distinctive atmosphere of the early 20th-century Belle Époque.

Tourism is one of the main sectors of the local economy.

San Pellegrino Terme and the Brembana Valley as a whole are an ideal destination for sports enthusiasts and for those looking to enjoy nature throughout the year. Among the many outdoor activities available, hiking and cycling are particularly popular, with numerous routes for both road cycling and mountain biking. In winter, the upper Brembana Valley is transformed into a snow-covered landscape, offering a wide range of opportunities for snow sports in a unique natural setting.

The town’s strategic location and proximity to major road connections and public transport networks make it easily accessible. Despite its mountain setting, San Pellegrino Terme also benefits from a well-developed technological infrastructure.
